USF Polytechnic to Open New Campus in Lakeland

In an economy where most everything seems to be struggling, Central Florida is booming. Before we know it, construction will begin on Legoland in Winter Haven and Bartow is happy to welcome the new Metromont Concrete manufacturing plans. In addition, and probably some of the most exciting news for Central Florida, the University of South Florida Polytechnic has broken ground on their new campus, which is located at the eastern intersection of the I-4 and the Polk Parkway in North Lakeland.

Projected to open in late summer 2012, the new campus is a tremendous addition to the area. USFP chose this specific location because it is situated along Florida’s High Tech Corridor. The I-4, which connects Tampa and Orlando, is one of the state’s main transportation and tourist routes, increasing visibility for the university while also raising the profile of the region as a technology incubator. Reduced New Home Pricing From Highland Homes

Highland Homes has been keeping a close watch on the recent stabilization of pricing in the Polk County market and is reacting to it in several of its active communities.

Statistics from Polk County’sStonewood Entrance Multiple Listing Service (MLS) show that prices have been stable for the past two months after a downward spiral for nearly two years.  Home prices in the area are currently averaging $139,000. In an effort to meet the demand for lower pricing and smaller homes, Highland Homes is making a bold move to reduce its pricing by $10,000 in many of its Polk County new homes. Far from the trend for large homes at higher prices in 2004-2006,  buyers now are now choosing value in smaller, more affordable homes. Current homeowners have become more aware of the costs involved in living in larger homes, and are also moving to homes that fit their family size and save on utility costs at the same time.

Stonewood, a Highland Homes community offering Lakeland new homes averaging $194,000, has just introduced a new line of floor plans starting at 1,110 square feet for $129,900. Buyers who could not afford to live in Stonewood a year ago can now afford to build in this exclusive community.

Another North Lakeland Community that saw a $10,000 price reduction is Winchester Estates, where model homes have recently opened and sales have been brisk. Homes in this community are now starting at $119,900, a price more buyers will find to be well within their budget. Read More→

stonewood-pics-028-smallOne year ago the visitor count each week was less than 5 people at Stonewood, a Highland Homes community in North Lakeland. Today’s visitor count is averaging 15 people per week. What could have increased the foot traffic almost 300% in only one year? What else could it be except the price of these Polk County new homes.

Last year, homes in Stonewood were 1,600 square feet or larger and prices started in the $180’s. This is an amazing value for so much home, but none of the community’s advertisements gave the square footage of the homes. The only thing that home shoppers saw was the price point, which was enough to eliminate Stonewood from being a possibility. Read More→
