Your New Home
Our 40+ floor plan designs are available to be built on your lot. We may have the perfect design already, or can modify any of our existing plans to meet your needs. Plus, you customize your home with hundreds of options available at our Personal Selection Studio.
Your new home will be built with the same care and detail that goes into every Highland home, including the high-quality, name-brand features that Highland Homes is known for.
So you don’t have to deal with the complicated pricing typically associated with custom building, we have a base price set for each of our floor plans with standard features and construction allowances. From there, any upgrades or modifications will simply be added to the price.
Locations and Your Lot
We can build on your homesite in Hillsborough, Lake, Manatee, Osceola, Pasco and Polk County, Florida.
Whether you’re ready to build on a lot that you own, or searching for land to purchase, we can help.
Our pricing is setup to include the cost allowances for a typical site-built home. However, every lot is unique and yours may require additional clearing, filling, concrete, water/sewer lines, etc. Often the biggest surprise to a lot owner is the amount of work required to prepare a lot for building. Our team of construction professionals will review your lot for feasibility and provide a quote if any additional costs are required.
Construction
We make the building process easy – we pull the permits, complete the survey, investigate the utility connections, work with the local government on building inspections, and handle every aspect related to the construction of your new home.
As with our community construction, you will receive the full dedication of our experienced construction team and our six stage customer contact process. Your personal builder and salesperson will be in continual contact, and you will meet with the builder to review the plans before we even break ground.
Warranty
Highland Homes fully stands behind our work, and we include a one-year Builder warranty and Bonded Builders New Home Warranty to protect your home for years to come. Additionally, many of the products in your home include a separate manufacturer’s warranty.
Financing
When you decide to build a new home on your lot, we want to make it as affordable as possible for you. Therefore, we require just $1,000 as a deposit at the time of the purchase agreement. Provided you have sufficient equity in your lot, no additional down payment is necessary.
If you are taking out a mortgage to finance your purchase, you will save money by using one of our preferred mortgage lenders. You do not have to obtain a construction loan on your own. Instead, we will help you apply for a full mortgage, and you will lock in your interest rate upfront with a CP (Construction Permanent) closing. Through our preferred lenders, Highland Homes will pay the construction interest, mortgage points to give you the best rate, and a portion of your closing costs.
If you still owe a debt on your lot, we will even pay that off and finance it into your new mortgage so you have just one mortgage note for both the land and the home.
