Assistant Construction Manager - St. Cloud Area

Highland Homes, a successful Florida home builder, is now hiring a Assistant Construction Manager! 

The Assistant Construction Manager (ACM) will learn from and assist the Construction Manager (CM) in the timely completion of each job, to include but not limited to: job cleanliness, safety, SWPPP, scheduling and punch out work. The ACM shall interact with all subcontractors and venders in effort to learn the trade partner’s scopes of work, their quality and begin to build relationships as their CM or APM sees fit. Any concerns or questions that may arise shall be communicated to their CM or APM. The APM and the Construction Trainer will assist in the training of the ACM as needed. The ACM does not have authority to engage in monetary agreements (subcontracts, change orders, work authorizations). All request for monetary agreements and/or deviations from the normal scope of work must be approved by the CM or the APM. The ACM reports directly to his/her CM and/or APM.

This is a salary position with regular hours of 7:30 a.m. to 4:30 p.m. and requires the ability to travel to assigned job sites throughout Central Florida, specifically the St. Cloud area. Candidates must live in Central Florida or be willing to relocate to Central Florida for consideration. 

 

Responsibilities Include:

  • Assist the CM in scheduling subcontractors and vendors in critical path to ensure timely completion.
  • Learn to perform quality control duties and assist in quality punch out work.
  • Monitor and learn how jobs start and complete properly in a timely and quality way.
  • Assist in ensuring that all jobs maintain a clean, quality appearance throughout the phases of construction and learn our cleaning stages and how maintaining them reflects a better appearance and timelier completion.
  • Verify material deliveries for accuracy and quality then communicate any deficiencies to the assigned CM.
  • Identify and learn with items are variance vs. budgeted related cost.
  • Ensure all materials and products are handled in a safe and protective manner. Report issues to the CM and trade/ vendor responsible, if abused.
  • Assist the CM in preparing new releases to start and learn to verify all job related documents are accurate and correct prior to vertical construction. This includes but not limited to: plat, plot plan, permit, field plans and color sheet.
  • Learn to verify layouts and cross check them, such as: foundations block walls, lintels, framing, etc.
  • Ensure that subcontractor is fully executing and complying with his contracted scope of work.
  • Coordinate required inspections with local jurisdictions and/or 3rd party inspectors at the direction of the CM.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Identify conflicts in construction progress and communicate them to the assigned CM for resolution.
  • If assigned jobs, maintain production schedule by updating daily the activities on the jobsite.
  • Assist the CM in walking jobs to monitor activities, housekeeping needs and locking up at the end of the day.
  • Assist the CM in implementing direction given from construction management: APM, RPM, and/or DoP.
  • Ensure that all job sites are always kept in a clean and organized manner.
  • Perform quality control checkpoints so no “good over bad” is happening and final QC Checklist is 100% complete.
  • Assist the CM in “punching out” homes throughout the construction stages and at completion to ensure quality is maintained at all times and jobs are ready to be presented to our buyers.
  • Limit buyer interaction unless directed by the CM as we must maintain one voice, clarity and right expectation to our customers.

Qualifications:

  • Ability to identify deficient work and seek guidance from your CM, in needed, to provide resolution in a timely manner.
  • Communicate using the following: telephone, fax/ scan machine, written logs, email, computer, IPhone/ IPad devices.
  • Must be able to learn to read blueprints, truss engineering packets, plot plans and plats.
  • Endurance and ability to visit all job sites and can perform daily task without limitations. Must be able to travel to the jobsite(s) as assigned.
