Home Warranty vs Homeowner’s Insurance
Homeowners insurance generally covers damage due to incidents such as theft, vandalism, fire, hurricanes, or other catastrophic situations. The policy typically covers property damage, loss or damage of personal property (possessions in your home), as well as liability against accidents or injuries on your property.
A home warranty, on the other hand, is a service contract that helps protect you against the cost of unexpected repairs or malfunctions of components in your home.
Home Warranty Service Agreement Details
Under the 2-10 Home Buyers Warranty (2-10 HBW) coverage provided by Highland Homes, your home is covered by:
- 1 full year of surety coverage against defects in workmanship and materials — This runs concurrent to the One Year Builder warranty we also provide.
- 2 full years of systems surety coverage against defects in major systems such as electrical, plumbing, heating, cooling, and ventilating,
- 10 full years of structural defect coverage for load-bearing components including the foundation, wall support systems, and roof framing.
Not every homebuilder provides this fantastic coverage. 2-10 HBW only accepts the best builders into their program, and annually we go through a screening process and inspection process from 2-10 to ensure we maintain a high quality product which they will cover.
Having a third-party warranty through 2-10 HBW provides you with the peace of mind that should your home ever need repairs, this independent provider is a neutral party who will resolve your claim. And, should you decide to sell your home, the 2-10 warranty is fully-transferable which increases the resale value of your home.

What Might Not Be Covered
Certain items and events are not covered in traditional service agreements. For specific coverage details, it’s important to closely review the service agreement prior to submitting a service request. Events that would traditionally be covered by homeowners insurance, such as storm damage or vandalism, will not be covered under a service agreement. Similarly, damage to a home system or appliance that is caused specifically by the homeowner through malice or lack of maintenance is not covered under a Home Warranty Service Agreement.
Highland Homes’ Builder Warranty
For one year from the date you close on your new home, Highland Homes also provides a one-year warranty against material defects. We have a local Florida customer service team to handle your warranty claims and provide fast resolution. During this first year, your home is concurrently protected by the aforementioned 1-year surety coverage from 2-10. We remain claims free with them, which means we have handled all warranty requests internally through our team, but it’s nice to know you have this added level of neutral, unbiased protection.
