Ocala New HomesIf one of your resolutions for 2014 includes becoming a homeowner, now is the time to make your move. Renting has become less affordable, and while home prices in Florida have been on the rise since late 2011, they still remain relatively low and buyers can still afford to purchase their dream home.

When purchasing a home, location is always a key consideration.  NerdWallet recently analyzed the top 100 most populous metro areas to determine which have characteristics that are favorable to home buyers and thus are the best metros for homeownership. During the analysis, NerdWallet answered three main questions:

  1. Are homes available?
  2. Can you afford to live there?
  3. Is the area growing?

NerdWallet then separated the data into three lists: large, medium-sized and small metropolitan areas. The top 10 small metros for homeownership include:

  1. Huntsville, Ala.
  2. Fort Wayne, Ind.
  3. Myrtle Beach-North Myrtle Beach —Conway, S.C.
  4. Charleston, W. Va.
  5. Ocala, Fla.
  6. Naples-Marco Island, Fla.
  7. Columbus, Ga.-Ala.
  8. Springfield, Mo.
  9. Fort Collins-Loveland, Colo.
  10. Wilmington, N.C

Ocala ranked No. 5 overall, but it had the highest homeownership rate in the top 10. Ocala’s strong ranking is a result of several factors, the first being its prime Central Florida location with convenient access to nearby major cities of Jacksonville, Tampa and Orlando. Additional highlights of the area include a strong health care system and an abundance of recreational areas including more then 700 horse farms, Silver Springs State Park and Ocala National Forest, the second largest forest in the state. A booming economy has led to a strengthening real estate market with new businesses calling Ocala home and local entrepreneurs receiving support through the Power Plant Business Incubator.
